Urban design, discursive workshop by the Berlin Senate

U-shaped urban building blocks define an exciting, open urban space with sheltered gardens and terraces at the interface with a landscape that is unique in Berlin. A new, landscaped yet urban quarter along the railway line between Kynaststraße, Glasbläserallee and the shore of Lake Rummelsburg completes the development on the Stralau peninsula and along Rummelsburg Bay to the west. The juxtaposition of historic factory buildings, contemporary workplaces, residential buildings and a unique landscape creates a place in Berlin with a special atmosphere.

A chain of four interconnected U-shaped buildings forms the protective backbone of the new neighbourhood towards the railway line. The small neighbourhood square at the intersection of Kynaststraße and Alt-Stralau also forms a representative entrance to the supermarket with approximately 2,600 m². Office space is located on the upper floors. The requested building depth of approximately 14.50 m forms the basic module of the office floors. Protruding special areas, such as meeting rooms and social rooms/meeting points with kitchenettes, establish a connection to the historic factory building with its ‘protruding’ stairwells. The desired number of parking spaces (319 spaces) can be accommodated in the basement of buildings 2 to 4. Building 2 includes a two-storey car park. The nine-storey residential building with student flats forms the northern end of the development. The flats open onto the lake to the east and the park to the north-east. On the ground floor at street level, there are spacious entrance areas to the office floors with small shops. On the northern plateaus facing the lake, there are publicly accessible terraces. From the slightly elevated level, visitors to the restaurants and cafés can enjoy a scenic view of the lake.
